We go the extra mile to avoid conflicts of interest. We have never represented nor will we represent a buyer for our listings who gives us a beneficial interest in the property for which we receive compensation from a seller. Unless directed by a seller, we will not use confidentiality agreements as a barrier to expanding buyer competition. We are committed to proactive broker cooperation and fee sharing with agents whose efforts procure buyers for our listings. We will include that in writing with our Representation Agreements.

Sellers pay us to represent their best interests, not our own – that is what drives our efforts as listing agents. We will not settle for anything less. Our focus is value optimization through all phases of the sales continuum, even before our marketing campaigns begin. We will provide our clients with high quality marketing to a broad base of potential investors and agents inside and outside of Marcus & Millichap’s international brokerage network.

Buyers

Our commitment is to help educate our buyers to make the best possible investment decisions and uncover the opportunities and risks of the properties we present. We provide our clients with a broad array of research resources and a vast inventory of deliverable investment properties throughout the whole spectrum of income property sectors.

Whether it is property specific or general market research, introductions to specialists who provide professional guidance, or simply doing the hard work needed to get all the information needed from sellers, we there to deliver the support our buyers deserve. When we work with you as our buyer, we will commit in writing to:

• Disclose all facts known to us which materially affect the value or desirability of the property that are not known to, or within the diligent attention and observation of you, the buyer
• The diligent exercise of reasonable skill and care in our performance of our duties
• Work with you honestly, fairly and in good faith
